Project Description:

We are currently renovating and expanding the TreeHouse® complex over the next 24 months, reaffirming our commitment to innovation and unforgettable experiences. We aim for a structural transformation and a new design for one of the main areas dedicated to events, adding spectacular features and attractiveness to the current space. The loan is secured by a first-rank mortgage on a property comprising 0.7 hectares of intravilan land and constructions totaling over 550 m², built in 2016 and extended in 2023, evaluated at 500,000 Euro.

Within the In The Woods project, we aim to develop the second phase, focusing on unique accommodation solutions in line with the requirements and expectations of our loyal customers, while also generating new business opportunities. In line with our commitment to the environment, we plan to integrate eco-friendly and cost-reducing solutions, including photovoltaic cells and heat pumps. These initiatives will not only contribute to our sustainability but will also add an innovative and modern element to the TreeHouse® experience.

Location Description:

TreeHouse® stands out as one of the pioneers and promoters of the outdoor wedding concept, where nature harmoniously blends with comfort. Operating since 2009 and specializing in large-scale events since 2013, we have organically evolved from a beautifully landscaped courtyard lacking notable facilities to four event locations, each equipped with constructed halls, generous green spaces, pools, and a forest – all on an area exceeding 5 hectares.

We have a remarkable experience that includes the successful navigation of a crisis that significantly affected our industry. While our core business is regularly hosting weddings and other events, we approach the realization of 1000 events, offering attractive solutions for all seasons and continuing to redefine the outdoor wedding experience through uniqueness and quality services.

TreeHouse®'s annual revenues exceed 2,500,000 Lei in the current service structure.

Market - Competition:

The wedding event market is in constant motion, and at TreeHouse, we have managed to anticipate and even influence trends. Currently, if the number of events at the market level is relatively decreasing after the post-pandemic boom (INS report), and there is a transition from large-scale events to medium-sized ones, we manage to counterbalance this trend by increasing requests for outdoor events compared to those in ballrooms. In all these circumstances, TreeHouse has consistently found solutions that have generated an occupancy rate of over 90% in the peak season on its highlights.

Despite the growing direct competition, we maintain our originality and uniqueness, staying at the top of customer preferences. The brand's notoriety and the services offered have increased the number of requests generated by recommendations. We have a strong online presence, with a visible footprint on social media; we communicate through all modern communication channels.

Rating +4.5x out of +800 reviews. +5000 mentions indexed in Google. Facebook: +20,000 followers and likes. As a 'generalist' competitor, a Google search for 'wedding venue NV Bucharest with a forest' & "with a minimum rating of 4.5x" yields less than 25 recommendations/competitors.

Key People and Experience:

TreeHouse is a family business created and developed by Ioana and Radu Gherasim, both economists by profession. With a 100% commitment to the development and coordination of the business, Radu has significant experience in marketing, having worked for a considerable period in digital marketing as well.

Alongside them in the TreeHouse team are colleagues they have known since college, as well as colleagues they have worked with for over 18 years. Additionally, in the technical team with daily presence on-site, there are individuals who have been part of the TreeHouse business from its inception. Furthermore, by creating new roles, other colleagues have joined the team both in client service and in the maintenance of the locations.
